Roof trusses
are not adequately secured to exterior wall top plates with metal connectors/anchors
properly rated for the uplift reactions identified on the truss component
sheet.
Design
Pressure ratings are missing on garage doors at final inspection as
identified in section R614 of the NC Residential Building Code.
Anchor
bolts missing or improperly installed. Anchor bolts are required within
12 " from each building corner and on 6' centers.
Window
& door installation instructions missing at time of rough inspection.
This information is needed to verify proper flashing, caulking &
installation of building wrap/building wrap flashing tape as it relates
to window & door installations.
Field
framed joists and rafters are required to be fastened to each other
and fastened to the top plate. When this cannot be accomplished joist
to rafter connections must transfer thrust and load from the rafter
to the ceiling joist to the supporting member below. Such configurations
can be provided through gusset plates that secure solid blocking above
& in line with the supporting members below (Section R802.3.1 Residential
Code).
Plumbing
Water distribution systems improperly tested or not tested at time
of rough inspection.
Approved testing for water distribution shall be a minimum of 100 psi
for both residential and commercial installations.
Drain Waste and Vent system improperly tested or not tested at time
of rough inspection.
Approved water testing for DWV systems shall consist of filling the
system to the highest opening with water to the point of overflow. If
the system is tested in sections, each section and successive section
shall be tested with a 10' head of water pressure. Water shall be kept
in the system a minimum of 15 minutes before the inspection begins. (Exception:
Rough plumbing testing for one & two family dwellings shall be permitted
to provide a 3' head of water above the highest drainage fitting.) The
final test of the completed drainage and vent system shall be visual unless
it is determined that the system has been altered since the rough-in testing,
this could require further testing of the system.
Approved air testing for DWV systems shall be a minimum of 5 psi for
a test period of at least 15 minutes.
Fixtures not properly secured. Additional wooden blocking required
between wall studs for proper fastening of the nailing flange at tub and
shower enclosures per manufactured installation instructions. Water closet
floor flanges not properly secured to the floor with corrosion resistant
screws or bolts to prevent loose water closets.
Improper support of and improper fall on plumbing piping.
Plumbing contractor fails to request inspection of site built shower
pans or second floor hydro-massage tubs that were not installed and inspected
during the rough in inspection.
Mechanical
Supply and return duct work not installed and sealed per manufacturer
instructions
Prefabricated fireplaces installed & covered without inspections
or not correctly installed per manufacturer instructions.
Pressure regulators are not installed or not placed in the proper position.
Normally regulators should be installed in a horizontal position however
check with manufacturer for all other acceptable positions. When pressure
regulators are used in outdoor applications they must be afforded freeze
protection. This can be accomplished by installing a vent protector such
as the Maxitrol model # 13A15 vent protector or the installation of a
metallic or plastic shield above the regulator.
Condensation lines not installed or are not trapped in accordance with
the manufacturer instructions.
Improper couplings installed on black iron gas piping. Steel couplings
with running threads that are used in the manufacturing process and shipped
with gas piping are not permitted for gas tight installations. Approved
couplings shall be cast malleable couplings. These couplings are usually
evident by the gripping ridges on the exterior of the coupling as well
as the non-continuous threads inside the fitting.
Electrical
Front & rear exterior electrical outlets are not accessible from
grade. These electrical outlets are required to be accessible while standing
in the front or rear yard. The outlet shall be place in the exterior walls
no higher than 6 ½ feet above grade (yard). Walking up steps to
a patio, stoop or deck to reach this outlet is noncompliant you must be
able to reach the outlets while standing in the yard (on grade).
Electrical contractor fails to request inspection of underground electrical
installations. This inspection is to verify burial depths of exterior
yard lighting, signage, well pumps etc.
Electrical cable passing through bored holes in framing members are
required to be protected with a nail guard if the cable is less than 1-1/4"
from the edge of the framing member.
NM cable & UF cable, AWG #8 and larger are limited to the 60°
C column of Table 310-16. On occasion the loads served by these circuits
have been calculated on the 75° C column. See Articles 334.80 &
340.80.
At time of rough electrical inspection the grounding conductors have
not been made up with pressure connectors inside of junction boxes, outlet
boxes and switch boxes.
